BOARD MINUTES JANUARY 18, 2022.
ATTENDEES:

Maintenance Update:
New company taking on responsibilities of checking the communities Fire
Extinguishers, Summit Fire Extinguishers, contact is Brandon. New Fire
Extinguisher installed in the lanai. Coastal completed their work on the irrigation
system, but Mike reports he has about 5 areas of irrigation problems to repair. The
secondary lights on the clubhouse walkway are repaired.

Secretary’s Report: 12/14/21 Board minutes unanimously approved as written.
Treasurer’s Report: 12/14/21 Financial report accepted as read. Treasurer reports 8
owners have submitted their Assessment checks. End of 2021 closed out $80.92
below budget.
Brown & Brown representative, Jessica Harrison MBA, ARM, CAM joined the
meeting to review our Line of Business and discuss any changes she, or the board,
are considering for 2022. Jessica answered all questions asked by our owners and
board members as well as reviewing the coverage under several of our policies, such
as General Liability, Gap Insurance, Umbrella, Cyber Liability, coverage for
Directors, Officers and volunteers.
Vice President’s Report: Joyce reports that the Women’s Club voted not to have the
Trash & Treasure sale this fall due to concerns about COVID. Joyce responded to
multiple questions from owners about our financial status and use of CD’s along
with the President.
Director’s Reports:

Pool/Clubhouse Director: No new issues, both the pool heater and the pump are
working well at this time.
Ground’s Director: Sandy reports that she has been talking with contact @ Flip A
Switch for estimates on repair and/ or replacement of the electrical box. She will
contact 2 additional electrical contractors to obtain other bids. Decision regarding
needed repair or replacement of the electrical box will be transferred to the
Clubhouse Director after additional bids obtained. Sandy reports landscaper
requests 2 weeks notice from the roofing company before he must rent appropriate
equipment for cutting & trimming trees and shrubs that are too close to units.
Landscaper reports that the Window repairs were completed on Tee Way & Par Way.
Unit Director’s Report: Lisa obtained final estimates for the Work on 6932 and 6940
Dog Leg Way. All Roof shingles were delivered in early January but still waiting for
other materials before the roofer is able to start the job. Roofer requests early draw
or a partial draw. VP reports funds would be available to meet this request which will
be considered once all materials are delivered. Maintenance staff has cleaned all
gutters on Bunker Way in preparation for roof replacement. Camera fully operative
@ shed parking area where all roofing materials are being stored.
OLD BUSINESS: Secretary offered reminder for all attendees that the Letter of Intent
to run for the Board of Directors is due by January 26, 2022. President Wynberg
reminded all Directors to submit their monthly reports 5-7 days before each board
meeting.
NEW BUSINESS: Sandy Levinthol made a motion that 4:00 PM- 6:00 PM will be
swim time for Adults Only, motion seconded at which time Larry asked if there was
any further discussion. Because no further discussion or requests were presented by
any board member, a call for vote was made. The Motion passed by a majority vote as
announced by President Wynberg, 4 Board members agreed, 3 Board members did
not agree. Larry announced on 2/3/22 the Unit Director will offer an update on the
status of the roof installations and the Secretary will present helpful tips on
completing the Proxy for the upcoming Annual Meeting.
Next Meeting scheduled for February 15, 2022 @ 1:00 PM.
Sandy made a motion to adjourn the meeting, seconded and all approved. Meeting
adjourned @ 2:35 PM.
