 MYERLEE CIRCLE NEWS LETTER

   OCTOBER 2016

                                                                                                                                                                                                           ============================================================

 PRESIDENT’S WELCOME BACK:  Hard to believe it is going to October already!  For some of us, it might mean putting a light blanket on the bed, seeing some leaves turning brilliant colors or finally getting to open a window and letting in cooler air.  Of course there is the possible packing of suitcases and cars to return south.  As for those of us already here, we look forward to welcoming back friends and catching up with friends who have been away.

There have been a few changes here at Myerlee Circle: the loss of friends by passing, or moving or selling, new owners coming in, volunteers keeping our place looking spiffy and now a new Board member and maintenance man as well.

I hope you are well and looking forward to things to come!

Warmest regards,

MJ Peters

55 AND OVER SURVEY OUTCOME:  Thank you to all of you who sent your survey forms back in such a timely manner.  We received 75 forms back out of the 100 sent out.  Statistically, that is an amazing percentage. The voting outcome is as follows:

  • 56 in favor of the Board pursuing the change to 55 and over community.
  • 18 in favor of the Board not pursuing the change to 55 and over
  • 1 person needing more information/ abstaining

The Board needed 51% in the affirmative to move forward.  So we will keep you informed of the next steps which will include an amendment change to our by-laws, that will need to also be voted on at Annual Meeting and an additional step of notarizing that there is an occupant who is 55 or older in 80% of the units.  More work ahead, but that’s why we took the survey first.  Info will be forth coming in future newsletters and on the Association’s website.  This issue will also be discussed at future Board meetings, which are held on the third Tuesday of each month at 1:00 pm.  All are welcome.

RENTERS AND LEASING REMINDER:  For owners who choose to rent and/or lease out their units to snow birds or on a more long term basis, the Board needs to remind you of the guidelines regarding the restrictions governing the duration and number of times allowed per year.  In Section 16 (pages 34 – 36) of the Declaration of Condominium and in Section IX (pages 29 – 39) of the Amended Rules and Regulations, it is clearly laid out.  All people who rent or lease are supposed to have an interview with the Board as well.  It may be time to revisit these sections.  The Board has recently learned that some of our permitting for the pool and insurance policies stipulate that we do not rent out on short-term basis (less than 180 days).

 NEW MAINTENANCE EMPLOYEE:  You will be seeing a new face on campus!  Our new maintenance man is Brian Montalbano.  I hope you will welcome him and enjoy getting to know him.  He is originally from Indiana and has a background as an electrician.  A committee of Sandy Cummings, Rick Peters, and Paul Salvagin interviewed him, reporting “ run, don’t walk to hire him!”

Brian will work 20 hours/week, Monday – Friday, 4 hrs/day.  The phone number remains the same: 239-247-4703 and we will continue to use the work order sheets as well.  We welcome Brian and look forward to a smooth transition.

NEW BOARD MEMBER:  The Board of Directors is happy to welcome Paul Salvagin to our Board.  Paul completes our board, which should operate at seven (7) members.  He was appointed at the September 20 meeting and will supervise our maintenance man.  Paul is not brand new to Myerlee Circle.  He and his wife Dot first owned on Eagle Way and now own on Dog Leg Way.  The Board is happy to have him join the group and look forward to working with him in the future.

 REMINDER: To all owners concerning outdoor landscaping.  According to Section 1 (Part 15) of Rules and Regulations, Page 3 of 49, Board approval is required to make changes to the exterior landscaping.  If approval is obtained, and the owner wishes to install his own plants, those plants become the responsibility of the owner and not the Association.  This approval is necessary to ensure that the appearance of the community remains pleasing, and that no invasive, non-native plant species are introduced. Thank you.

HOMEOWNERS EMERGENCY KEYS: Due to residents moving, new ones coming in and others changing doors or locks, we need to verify the emergency keys held by the association. Please be advised that we will be coming around this fall, starting in October, checking keys to make sure that the copy that we have is the correct one.  Thank you.

THANK YOU! Many thanks to all the volunteers that helped out in various tasks, including trash and recyclables pick up, during the time that we were without maintenance help.  Thank you all. Great job!!
